DESIGN & CONSTRUCTION EXPERT CONSULTANT

Property Review

- Conduct inspections and reviews of properties for sale to provide a preliminary analysis of potential modifications. This analysis will consider factors such as zoning regulations, planning codes, building codes, and homeowner association CC&Rs.

- Perform inspections and reviews of properties that are in escrow to offer more detailed observations that exceed those of a typical real estate home inspector. Afterward, provide estimates for repairs or modifications to aid in negotiating a lower sales price.

Design Review

- Review preliminary plans or working drawings drawn by others. Provide recommendations for design alternatives to make the finished project more practical, provide better use of space, better lighting, color palette, recommend finish details, considerations to make the overall completed project more aesthetically appealing, and recommendations that maintain the universal appeal of resale value.

Negotiations

- Contract negotiations

- Arbitration Clauses

Value Engineering

- Review preliminary plans or working drawings and make minor design or construction recommendations for cost-saving purposes.

Constructability Study

- Examine the architectural, structural, and other contract documents to identify anomalies, inconsistencies, and ambiguities in the plans that could result in delays and cost overruns.
